Yay!! I'm so happy ---well, pleased. The foundation inspector came and inspected our house today. All 4 sides! He even came in and tested the garage floor --that part of the house is where I questioned. You see, in Texas the ground is very much clay. And it 'shifts' certain times of year. If you don't keep the foundation wet (we have soaker hose going around the entire perimeter) the weight of the house tends to lean, sink down. Which in turn your whole house may begin to sag and the walls collapse.
Well, even with the soaker hose going every other day for about a half hour, I noticed that the frame of the garage door area 'broke lose' from the brick! And that is what you need to look for on the exterior. (The interior of the home you need to watch for vertical cracks in the drywall--especially around corners but actually anywhere, and I've heard if nails become visible through the drywall, or doors don't latch well or stick!) Anyway, I kinda became concerned.
Thought the house was going to have to have a whole new 'face' lift! And they do this by taking humungous piers --digging down below the foundation and 'jacking' up the house to level again, and then hopefully you have been okayed to actually feel a bit more secure. (LOL)
Well, the garage floor was only 1/4 (a quarter) inch off level. Going down to the exterior wall. And the 'expert' says no need to panic. That it was brought on by the drought. If we do the soaker hose at night only for the alloted time we usually do, the clay will swell and bring the foundation back up! As to the cracked frame of the garage?----that too is from the drought. It just pulled away. And hubby can fix it. At least I think!!!
So instead of thousands of dollars in repair work for the piers, we're safe. For now!!
(PS---this is the most weird dirt in the country! *giggles*)
For now, I can completely concentrate on interior re-decorating then! Yippee. (Much more fun, in my book!)
